Falls Cottage is nestled in the heart of Glenlivet, just a stone’s throw from the historic Packhorse Bridge—featured on the Glenlivet Whisky logo. This charming retreat is the perfect base for exploring the breathtaking landscapes of Speyside and beyond. Situated on the edge of The Cairngorms National Park, guests can enjoy walking, mountain biking, golfing, and skiing, as well as visiting local whisky distilleries and castles.

The Cottage

Falls Cottage features a spacious open-plan living, kitchen, and dining area with stunning countryside views. Wildlife enthusiasts will love spotting birds at the feeders outside the window and deer in the surrounding fields and woodland.

The cottage is centrally heated and furnished with quality pieces, including a rise-and-recline chair for added comfort. A wood-burning stove, with logs provided free of charge, adds a cosy touch, while Bluetooth speakers enhance your relaxation experience.

The fully equipped kitchen includes a Rangemaster electric cooker, microwave oven, Ninja air fryer, and a Tassimo coffee maker. There is also a separate cloakroom and a shower room with an additional toilet.

Falls Cottage offers two spacious bedrooms:

• Bedroom 1 – Super king-size bed
• Bedroom 2 – Two zip-and-link beds (convertible into a super king-size) plus an additional single bed
• Towels and linen are provided.

Outside, a large private garden features a covered, raised timber deck with seating, offering beautiful views of the woodland and fields. Children will love the playhouse and swing nestled in the trees.

For an extra treat, guests can enjoy a full Scottish or continental breakfast just a short walk away in our characterful dining room, complete with an open fire.

Guests have exclusive access to the entire ground floor of the cottage and the surrounding gardens. Please note that the upstairs room is used for storage and remains locked for safety reasons.

• A wood-burning stove with complimentary logs
• A storage shed for outdoor gear, including bikes and skis

Things to note

• Mobile phone service can be unreliable in the area, so please review the check-in instructions before arrival.
• Glenlivet Estate does not have a local shop. The nearest shop and post office are at Ballindalloch Filling Station.
• Nearby towns with shops, cafés, and restaurants include Tomintoul (9.3 miles), Aberlour, and Dufftown (both approximately 12 miles away).
• Dining options in Glenlivet include The Glenlivet Distillery bar and The Croft Inn, which serves Thai cuisine.
• A round of golf can be booked at the nearby Ballindalloch Distillery, the only distillery with its own golf club and bar.
• We recommend bringing some food and supplies upon arrival. Essentials such as toilet rolls, laundry detergent, hand wash, washing-up liquid, and cleaning products are provided.
• The kitchen is fully stocked with pots, pans, plates, and other essentials. Towels, linen, and a hairdryer are also included.

Upon arrival, you'll be greeted with a welcome pack featuring homemade bread and jam, tea, coffee, milk, and a few extra goodies.
